Tower Layout & Site Plan

The Sobha Hennur tower layout is based on Sobha’s standard high-rise template, towers positioned to maximise cross-ventilation, natural daylight and views over internal greens rather than facing each other directly. Each tower is set back from the perimeter to allow for landscaped buffers, pedestrian walkways and fire-tender access. The Sobha Hennur site layout is designed as per IGBC Green Homes orientation principles to optimise daylight and reduce thermal gain through east-west faςade tuning.

The Sobha Hennur gated community layout has only one controlled main entry with secondary service and emergency entries. Internal circulation separates vehicular movement (basement and ground level driveways) from pedestrian movement (the podium and landscape spine). All towers in Phase 1 are linked to the central clubhouse via covered walkways. This development is set in the premium residential township Hennur format and comes with the full Sobha clubhouse and amenity benchmark that has been put in place at Sobha Neopolis and Sobha Townpark.

Open Space, Landscape & Podium

The visible character of the master plan is the Sobha Hennur open space and green zones. Over 50% of the site is landscaped green space, podium gardens, sports zones and water features. The landscape master plan of Sobha Hennur revolves around a spine, which connects the clubhouse, party lawn, amphitheatre and reflexology path along a continuous walkable green corridor.

The podium and landscape plan at Sobha Hennur lifts the family-oriented zones above the ground-floor vehicular movement. Podium level, children’s play, toddler areas, senior gardens, pet zones and seating alcoves are visually linked, vehicle free and accessible from every tower lobby. Low-density luxury apartments in Hennur of this scale generally allocate 35-45% of the parcel to soft-landscape area; this development is at the upper end of that band.

Clubhouse & Amenity Placement

The Sobha Hennur clubhouse site plan places the grand clubhouse at the geometric centre of the parcel, equidistant from each of the residential clusters and connected by the landscape spine. Surrounding the central club are the banquet hall, party hall, indoor games room, gymnasium, yoga pavilion and the swimming pool ensemble. Along one edge are sports facilities (tennis, badminton, basketball, cricket nets) to buffer the noise from the towers.

Why This Layout Works

Sobha Hennur project planning logic — what makes a Sobha Hennur master layout Bangalore buyers actively look for — comes down to five design choices that compound over a 10-year hold.

  • Low-density planning: fewer towers per acre, wider tower spacing, more landscape per resident than corridor norm

  • Horizontal zoning: residential, amenity, sports, and convenience bands kept visually and functionally distinct

  • Vehicle-free podium: family-facing zones lifted above ground-level driveways

  • Premium township layout Hennur orientation: tower placement tuned for cross-ventilation and daylight

  • Central clubhouse equidistant from every cluster — no resident more than a short walk from primary amenities
